Property Management
As part of our ongoing commitment to assist landlords, Blue Mountain Real Estate & Rentals Inc. (BMRE) provides property management services for the small investor/landlord. These are people who own single family homes, condos, townhouses or have a basement apartment or own a small apartment building, duplex etc. This service has been created so that the individual landlord can rely on someone else to completely look after their investment property. We have clients who live in Europe and visit Collingwood every few years and yet own property here. We have clients who live next door to their investment property in the area. In either case BMRE provides complete management services.
We will arrange to collect the rent on your behalf, deal with any tenant issues or problems, co-ordinate any maintenance issues, provide maintenance and upkeep services, provide telephone or contact information for the benefit of tenants, inspect and attend at the property from time to time to make sure it is in good condition and not being abused.
BMRE will provide rental leasing services to get you the best tenants possible at the highest possible rent. Services include credit reports and reference verifications if you need your property rented and we will manage any action necessary to evict delinquent tenants if necessary including representation at the Landlord & Tenant Board.
In effect, when our Property Management Agreement has been signed, BMRE becomes the Landlord as far as the tenant is concerned. Monthly statements are provided to the owner and rent balances are directly deposited to the owner's bank account.
